Housing Development Oude Gantoise Phase 1

Commissioned by De Stip NV, Areal Architecten and BUUR developed the masterplan, urban design guidelines, and subdivision plan for a new sustainable residential district on the former La Gantoise football stadium site in Ghent. The plan provides a clear framework for all partners while allowing space for diversity and individuality. The neighbourhood is structured around a generous central park, functioning as a green lung and public backbone. Within this landscape, rich interactions between built form and open space emerge, supported by shared facilities and collective energy and mobility solutions that foster community life. The district is entirely car-free, emphasizing soft mobility and social interaction. Areal Architecten is designing three building plots with a total of 35 housing units and four neighbourhood functions, actively contributing to a lively, mixed urban environment. An architectural and material toolbox provides guidance without imposing uniformity, resulting in a diverse yet cohesive ensemble that integrates seamlessly into the existing urban fabric.
